SPECIFICATIONS
FOUNDATION:
This foundation will be placed at a point agreed to by the owner and in accordance with the setback guidelines established by laws to wit.  15 feet front, 15 feet rear, 7 feet sides, these are the minimums. The septic tank will also be placed at a location agreed to by the owner.

Excavation:
Trench 3 feet deep, 24 inches wide with 5/8th rebars assembled as a cage lying horizontally tied with stirrups 8 inches apart with vertical rebars, placed 8  inches apart for block stability 6 inch foundation blocks, filled with mortar and plastered on the exterior at a height and grade agreed to by the owner.  Foundation will be backfilled with the excavated dirt, with an average of 8 inches of overburden backfilled and tampered, then reinforced with BRC and 4 inches of concrete, thereby creating the slab and completing the foundation.

Special attention will be paid to the ground beam area that’s the entrance to the garage as this is the traffic area. The tampering of the sand will be on top of the heavy duty plastic properly laid to work as a moisture barrier.

BLOCKS:

Hollow clay blocks 4 inch laid unbuttered with one-half inch of masonry plaster on both sides.

ELECTRICAL:
150 amp EIL Panel with sufficient breakers as per code and industry standard. GFI receptacles to exterior front and rear of house at the kitchen sink and both vanities and laundry areas.  Plates: Neutral color receptacle and switches

PLUMBING
 4 inch and 2 inch PVC waste lines. With ¾ inch cold and ½ inch hot PVC lines and fresh water lines. 2 inch PVC vent pipes fastened vertically on exterior wall at the toilets.

Direct horizontal discharge toilets plumbing fixtures, double bowl vanity in the master bath and pedestal in second bath.

Single bowl kitchen sink, water hose-bib at front and rear of house. 40 gallons electrical Hot water tank. All faucets are single levers.

Toilets are white and of midgrade cost.

All electrical and plumbing trades are done as per code, consistent with the plan and industry standard.

FIXTURES
Four downlights per bedroom, living dining and kitchen. Bath mirrors with single light fixture above rough wiring for ceiling fan in each bedroom with 3 way switches.
Hard wire for range hood in kitchen. Two light fixtures at the garage, one at rear door and front door.
Smoke and fire alarms interconnected in each bedroom and one in common area.

DOORS
Garage – galvanize with opener 16 feet wide with 2 remotes.
Exterior 36 inch steel
Interior 36 inch and 28 inch paper doors.
Steel entry from garage to house.

CABINETS
Kitchen – wood with 24 inch porcelain tile or equivalent, closets, pitchpine built-ins
Shelving: Wood in closets, pantry and laundry.

WINDOWS
Choice of steel or aluminium. Burglarproofing not included in aluminium

DRIVEWAY
16 feet wide, 5 inch thick reinforced with BRC with 3500 PSI concrete with a depth of 16 feet with optional flare design at roadway with a minimum of 4 inch grade above road level. 4 inch thick by 3 inch feet wideskirt around entire house.

ROOFING
28 Gauge alluzinc sheeting with choice of 3 colors of paint complete with downspouts and gutters.

AIRCONDITION 10,000 BTU in bedrooms and 18,000BTU in living area only.

SEPTIC TANK: Drainfield as described in plan, with tank dimensions of 6 feet by 6 feet deep 4 feet wide with minimum of 1 feet above grade with free toilet rough in.

DRAW SCHEDULE ONE LEVEL HOUSE

1. 50% Prior to starting
2. 10% after completion of foundation
3. 10% prior to block installation
4. 10% after completion of plastering of walls, rough plumbing, rough electric, windows installation and painting.
5. 20% prior to roof installation and this would complete through final walkthrough and owners punch list and certificate of completion.

Total cost of $927,000.00 TTD.
