This foundation will be placed at a point agreed to by the owner and in accordance with the setback guidelines established by laws to wit.  15 feet front, 15 feet rear, 7 feet sides, these are the minimums. The septic tank will also be placed at a location agreed to by the owner.

Trench 3 feet deep, 24 inches wide with 5/8th rebars assembled as a cage lying horizontally tied with stirrups 8 inches apart with vertical rebars, placed 8  inches apart for block stability 6 inch foundation blocks, filled with mortar and plastered on the exterior at a height and grade agreed to by the owner.  Foundation will be backfilled with the excavated dirt, with an average of 8 inches of overburden backfilled and tampered, then reinforced with BRC and 4 inches of concrete, thereby creating the slab and completing the foundation.

Special attention will be paid to the ground beam area that’s the entrance to the garage as this is the traffic area. The tampering of the sand will be on top of the heavy duty plastic properly laid to work as a moisture barrier.


Hollow clay blocks 4 inch laid unbuttered with one-half inch of masonry plaster on both sides.

Single bowl kitchen sink, water hose-bib at front and rear of house. 40 gallons electrical Hot water tank. All faucets are single levers.

Toilets are white and of midgrade cost.

All electrical and plumbing trades are done as per code, consistent with the plan and industry standard.

SEPTIC TANK: Drainfield as described in plan, with tank dimensions of 6 feet by 6 feet deep 4 feet wide with minimum of 1 feet above grade with free toilet rough in.

  3. 10% prior to block installation
  4. 10% after completion of plastering of walls, rough plumbing, rough electric, windows installation and painting.
  5. 20% prior to roof installation and this would complete through final walkthrough and owners punch list and certificate of completion.
